Age - Single persons age 62 or over. Couples with one person age 62 or over.

Health - Residents must be in good physical and mental health and be well qualified to manage apartment living. Residents must also be able to care for their own needs, as nursing care and food services are not provided.

References - Our applicants are screened for qualities of character, good neighborliness and their ability to take care of their personal and financial needs. Criminal background checks are part of the admission process.

Income - This project (236) is designed for senior citizens of moderate income. The Basic Rental Rate is set by HUD and includes all utilities. For couples, the incomes are added together to determine eligibility. The maximum verified gross annual income allowed is:

Single $30,900
Couple $35,300

Minimum Lease - One year

Security Deposit Fee
- The security deposit is the equivalent of one month's rental and is made: (1) as a guarantee of the Tenant's performance of his lease, and (2) against any damage except reasonable wear done to the premises by the Tenant, his family, guests or agents. It is strictly a deposit fee and is returned to the resident upon termination of the lease if there are no major damages to be repaired. It is not intended for use as the last month's rent.

Rental Rate
- Rental rates on all apartments are the Basic Rates (as set by HUD and FHA) or 30% of one's *Adjusted Monthly Income, whichever is higher.

    Basic Rates:  
    Efficiency Apartments $348.00
    One-bedroom Apartments $458.00

Section 8 (Rent Supplement) Program (HUD sponsored) - If you have a very low annual income and you have very limited assets, you may be eligible for rent supplement. For further information and placement on the rent supplement program waiting list, contact the project manager.
All applicants and participants must have a Social Security Number in order to be eligible for HUD's Multifamily Housing rental assistance programs.

First Month's Rental Rate - Prorated according to date of possession.

Utilities - All utilities (except telephone) are included in the rent.

    Enhanced TV (18-20 channels) - included in rental charge
    Laundry - Laundry room with card operated machines are located on floors 2 through 7.
    Parking facilities - FREE
    Hugh Ash Manor is a non-smoking, residential facility, inlcuding around the building.

*Adjusted Monthly Income is gross monthly income less an allowance of regular medical expenses.

It's board of Directors is appointed by the Church's Board of Directors and has provided the leadership for planning, construction, continued operation and guidance of the project. Dr. Hugh F. Ash, Pastor Emeritus of the First Presbyterian Church, served as Founding President of the FHA-HUD 236 Project, and financing is guaranteed by these agencies. Residency is open to persons of any faith, creed or race. Residents need not be professing Christians, although Christian standards will be maintained in the operation of The Manor.
